Serving on the GMNBR Board has been an incredibly positive experience. I've been impressed by the mutual respect, energy, and collaboration among the members, and I've already learned so much from the talented people around me.
As Vice President, I hope to continue learning while helping the board connect with and support more of our members, right down to the individual agent. I'm not here to preach or tell others what to do. I'm here to listen, contribute, and help create an environment where we learn from and support one another.
As a current GMNBR Director, I've been inspired by the boards positive, collaborative culture and the opportunity to learn from other dedicated professionals. I look forward to continuing to support the board, strengthen connections among members, and help GMNBR's resources and
initiatives reach agents at every stage of their careers. I believe leadership is less about having all the answers and more about listening, learning, and helping others succeed.

Joey Lee Howe
I am running for Vice President of the Greater Manchester Nashua Board of REALTORS®
because I want to continue giving back to an organization and industry that have played an
important role in my career. I have been a REALTOR® for 10 years and have proudly served on
the Board of Directors for the past three years, during which I have gained a greater
understanding of the work that goes into supporting our members and strengthening our
REALTOR® community.
I believe I would bring dedication, experience, strong communication, and a willingness to listen
to the Vice President role. I value working together, building relationships, supporting education,
and creating opportunities that help our members grow and succeed.
I am ready to take the next step in leadership and become even more involved in helping

Dan DiBiasio
I am a real estate brokerage owner and broker with more than 10 years of experience across the residential and commercial real estate industries. In addition to owning my own brokerage I am a co-owner of an Investment Sales Office, giving me experience across traditional residential brokerage as well as multifamily, commercial, and investment real estate.
I am licensed as a real estate broker in Massachusetts, New Hampshire, Rhode Island, and Connecticut, and my work has allowed me to develop a broad understanding of the different markets, regulations, and opportunities throughout New England.
I lead a brokerage of more than 20 real estate agents. As an owner, I am actively involved in the growth and operation of the company, including agent development, training, recruiting, business strategy, and transaction oversight, while continuing to work directly with buyers, sellers, investors, and property owners.
I have expanded my focus on multifamily and commercial investment sales, acquisitions, valuations, and investment opportunities throughout New England. My experience on both the residential and commercial sides of the business has given me a well-rounded perspective on the real estate industry and the needs of agents, brokers, investors, and consumers.
After more than a decade in real estate, I am proud to have grown from an individual real estate professional into the owner of multiple real estate businesses. I believe my experience as a multi-state broker, brokerage owner, and active practitioner allows me to bring a practical, entrepreneurial, and leadership-focused perspective to the real estate community operations. Leading a growing brokerage has given me firsthand insight into the challenges and opportunities facing REALTORS® and brokers today. I believe I can bring a practical, business-minded perspective to the Board while advocating for our members, strengthening our profession, and supporting education, collaboration, and greater member involvement. Serving on the Board would give me the opportunity to give back to the industry, represent our membership, and help GMNBR continue to grow and provide strong leadership throughout the Greater Manchester and Nashua real estate communities.

Nicole Howley
I’m Nicole Howley, an associate broker and I’m someone who genuinely cares about the people I work with. Real estate isn’t just my career—it’s my passion, and I treat every transaction like it’s my own. I work with both sellers and buyers across the entire state of New Hampshire, ensuring that every client receives full-service support no matter where they want to go. I’ve built strong global real estate connections.
I’ve lived in Dunbarton, NH for over 20 years, raising my two amazing kids—one is 20 and the other is 9. My daughter and I spend a lot of time at the barn with her pony, and when we’re not there, you’ll find us out on Lake Winnipesaukee, enjoying the water and making memories. I also love to travel and scuba dive, and the Virgin Islands are my favorite place to unwind and recharge.
My business is built on being available, listening closely, and building long-term relationships. I want to know what matters most to you, help you make informed decisions, and be your trusted partner in real estate—today and always. With all of that said, why do I want to stay as a director with GMNBR? Well, real estate is also about being there for other agents and helping them to achieve their maximum potential through the opportunities that GMNBR offers! Vanessa Sheehan
I'm Vanessa Sheehan, a life-long New Hampshire resident. I live in Milford with my husband of 26 years and our 17-year-old son. As a Seniors Real Estate Specialist (SRES) through the National Association of REALTORS®, I proudly serve buyers, sellers, and investors throughout New Hampshire and Massachusetts. My experience includes helping clients navigate a wide range of real estate needs with professionalism, integrity, and personal attention.
In addition to my real estate career, I'm honored to serve as a State Representative and as a member of the Milford Select Board. Through both public service and real estate, I'm committed to serving my community, advocating for others, and helping people achieve their goals.
I am very interested in serving on the GMNBR Board because I believe it is vital to the continued success of our profession for the public to perceive we encourage an ethical workforce with an uncompromising commitment to helping others.
As a NH State Legislator, I had the opportunity to draft and overwhelmingly pass the most comprehensive ethics legislation the state has ever had. That experience gave me firsthand knowledge in developing standards that promote accountability, transparency, and that encourages public trust and confidence. I would like to bring those principals to our real estate industry and help strengthen the public's perception of REALTOR® ethics and professionalism.
I also want to use my experience to encourage and support fellow REALTORS®. I believe a strong industry is built when agents have the resources, guidance, and encouragement they need to grow their businesses while maintaining the highest professional and ethical standards.
Serving on the Board would provide me an opportunity to give back to my chosen profession, advocate for our industry, and help create an environment where REALTORS® can succeed while earning and maintaining the trust of the communities we serve.

Sean Fagan
Growing up in the North End of Manchester, New Hampshire, I learned early the importance of
community, customer service, and building meaningful connections. Those values became the foundation of a professional career spanning more than 40 years in retail leadership, operations, training, and real estate.
My career has given me the opportunity to work with some of the country's most recognized retailers, including Filene's, Jordan Marsh, Lord & Taylor, Macy's, Victoria's Secret, Meijer, TJX Companies, and Belk. I have held leadership positions ranging from Store Manager to District and Regional leadership roles, managing high-volume operations, developing teams, opening new markets, and leading businesses through periods of significant growth and change.
Corporate opportunities resulted in 15 relocations throughout the United States and Canada, giving me the experience of leading diverse teams and adapting to very different markets and communities. One career highlight was helping support Victoria's Secret's expansion into Canada. Later, I spent approximately 10 years working with Gordon Brothers, serving in District, Regional, and Project leadership roles coordinating major retail liquidation and store-closing projects throughout North America, including A&P, RadioShack, Kenneth Cole, Sports Authority, and Pier 1.
My connection to real estate and the Greater Manchester/Nashua Board of REALTORS® goes back to the late 1990s, when I became a REALTOR®. After many years of corporate leadership and travel, returning home to New Hampshire and to real estate has brought my professional career full circle.
Throughout my career, my greatest satisfaction has come from developing people, building successful teams, teaching, learning, and helping others achieve their goals. I believe the strongest organizations are those in which people feel heard, supported, and encouraged to contribute.
As a Director of the Greater Manchester/Nashua Board of REALTORS®, my goal would be to represent the interests of all members while "Respecting the Past, Embracing the Present, and Forming the Future." I hope to bring my decades of leadership experience, collaborative approach, and passion for education to the Board while being an accessible and engaged voice for our membership. I have always believed that a great day is one in which I have learned as much as I have taught - and that true leadership means making sure we all cross the finish line together.

Karen Eafrati
Karen is a lifelong New Hampshire native and a dedicated REALTOR® with eight years of experience helping buyers and sellers navigate the real estate journey. Her background in business management, accounting, and construction project coordination provides her with a
unique perspective and a strong understanding of the many details involved in a real estate transaction.
Over the years, Karen has had the privilege of helping many clients find the right property to fit their needs, goals, and lifestyle. She takes pride in truly listening to her clients, offering knowledgeable guidance, and building lasting relationships along the way.
Beyond real estate, Karen is an active board member of her brokerage's charity, an organization dedicated to supporting local nonprofits and making a positive impact in the community. Giving back is especially meaningful to her and is one of the reasons she values a strong culture of community involvement and generosity at the heart of the office.

Jeffrey Brown
I am running for re-election as a Director. If you know me, you know service and volunteerism are in my blood. It has been a great honor serving on the GMNBR Board for the last five years… and as your 2026 Immediate Past President.
I believe it is a benefit to have people continue in leadership roles who have proven themselves over an extended period of time. We will continue to face dynamic headwinds for the foreseeable future in terms of advocacy, legal / regulatory issues and housing supply. Our board needs experienced leaders who will bring a thorough understanding of the issues that will continue to challenge us. I would like to continue to do so – on your behalf! Thank you.

Patrick Cheetham
Patrick Cheetham brings more than 23 years of New Hampshire law enforcement experience, combined with a growing career in real estate, community leadership, and civic engagement. His professional background has provided him with a unique combination of leadership, negotiation, conflict resolution, communication, and decision-making skills that he believes can bring meaningful value to the Greater Manchester–Nashua Board of REALTORS®.
Throughout his law enforcement career, Patrick has worked in high-pressure environments requiring sound judgment, professionalism, accountability, and the ability to effectively communicate with people from diverse backgrounds and perspectives. His experience resolving complex and sometimes contentious situations has developed his ability to listen carefully, identify common ground, negotiate effectively, and work toward solutions that serve the interests of all parties.
Patrick now brings those skills to the real estate profession, where successful transactions and strong professional relationships often depend upon trust, communication, collaboration, and effective negotiation. He understands the importance of maintaining the highest standards of professionalism while advocating for clients, colleagues, and the real estate industry as a whole.
In addition to his professional experience, Patrick has demonstrated a longstanding commitment to community service. He has been involved in establishing several nonprofit and civic organizations and has volunteered extensively with local youth athletics and community events. These experiences have strengthened his appreciation for the importance of service, teamwork, and giving back to the communities in which we live and work.
